moreSet in a quiet cul-de-sac, the light and airy accommodation offers four bedrooms each with their own bathroom \u2013 two bedrooms have double beds, one has twin single beds and the other a single bed and a cot if required. The standard occupancy is for 7 people. It has a lovely south-facing swimming pool area and fantastic views of the marina and estuary.The entrance to the villa is either up a set of outdoor steps that lead to the swimming pool terrace, where the front door is located; or through the private garage (which is beneath the house) and has a lift that enters directly into the entrance hall.From the entrance hall, to the right, is the spacious and luminous kitchen. The windows on all of the three walls let in plenty of natural light and offer views over the pool terrace and also over the harbour \u2013 nothing like cooking with a view! The kitchen is equipped with a double-door fridge-freezer, electric oven, electric hob, dishwasher and microwave. There are fitted base and wall cupboards and the kitchen has plenty of all the crockery, glassware, cutlery, cookware and utensils necessary for the self-catering holiday. There is also a small kitchen table that seats four.Next to the kitchen, there is a small utility room, with a washing machine and a tumble dryer. There are portable clothes lines and a rotary line in the garden.To the left from the entrance hall is the open plan dining\/living area which has two sets of French doors that lead out onto the pool terrace, letting in lots of natural light and offering great views over the pool and the Addaia harbour. The large dining room table seats up to eight people. The living area is divided into two seating areas: one facing the pool with a sofa, two chairs and a coffee table; while the other is in the far corner of the room, with two sofas facing a flat-screen TV. The TV is connected to a satellite dish and a Sky-box and there is also a DVD player. The dining\/living area has ceiling fans and built-in air conditioning.On the other side of the dining\/living area, there is a set of glass doors that lead off to a small, shady outdoor dining area, with a table that seats 8. There is also a WC at the bottom of the stairs.The stairs lead to the upper level where three of the bedrooms are located. The fourth bedroom is accessed directly from the dining\/living area. It has a double bed, a fitted wardrobe, ensuite bathroom with shower and double doors leading to the rear dining area. It has a ceiling fan and built-in air conditioning.On the upper level there is the master bedroom and two further bedrooms. The master bedroom has an en-suite bathroom with a shower, a walk-in wardrobe and its own private terrace with stunning views over the harbour and estuary. Bedroom 3 has twin single beds [or a single bed or cot] and an en-suite bathroom with a shower. Bedroom 4 has twin single beds and a large bathroom with a bath and shower. Bedrooms 2 and 3 both have a fitted wardrobe and sliding doors that lead out onto a shared balcony with estuary views. Bedroom 4 also has a door leading out from the bathroom onto a second private terrace, located at the rear of the house. All of these bedrooms have ceiling fans and built-in air conditioning.The villa boasts different outside areas where you can relax, dine, enjoy the sun or find a shady spot. Firstly, there is the main pool terrace, at the front of the house, and overlooking Addaia\u2019s scenic harbour boasting a 8\u00d74 swimming pool. Here you will find sunbeds, a dining table that seats up to eight people, and a seating area with a coffee table. There is a large gas barbecue, perfect for summer al fresco dining. To the rear of the house, in addition to the second outdoor dining area, there is a small rock garden with a table and chairs surrounded by trees and bougainvillea; the perfect place for some peace and quiet.The villa is a couple of minutes stroll both down to the marina with its caf\u00e9 and water sport options or up to the bars, restaurants and shops of the small commercial centre of Addaia. The famous and iconic Cami de Cavalls, the ancient but restored bridle path that encircles virtually all of Menorca\u2019s coastline passes through Addaia. It is a walkers, hikers and nature lovers\u2019 paradise! Addaia is ideally located, being a short drive to the wonderful beaches of Arenal den Castell, Na Macaret and Son Saura. A little further is the beach of Playa de Fornells and its historic and beautiful small town, marina and port, which provides a host of fine dining opportunities, bars, shops selling a wide range of artesian products, and breath-taking coastal views and walks (including the huge bay of Fornells). The large natural harbour inlet is surrounded by rugged farmland whilst the old tower of Torre d\u2019Addaia dominates the entrance to the beautiful estuary where you can dive and fish. The whole area is renowned for its beauty, beaches, scuba diving and bird watching with many country walks and cycling trails clearly signposted. Over the last few years Addaia has become an attractive area of quality residential properties built around a smart marina, home to private yachts and boats. One of the best sailing schools in the Mediterranean is in Fornells, within 30 minutes from Addaia.Addaia has a few shops and restaurants as well as a small tapas bar\/restaurant down on the harbour overlooking the water. A scenic coastal footpath wends its way around Addaia with spectacular views out to sea and over to nearby Macaret. For those who like a little more life, the busier resort of Arenal d\u2019en Castell is approximately 5 minutes by car, with its 650m of sandy beach where you will find bars and restaurants.
